My niche is condominiums and small multi-family buildings. In managing condos, you have to form relationships with the Home Owners Association management companies to deal with noise issues, leaks from above, paying dues in a timely manner, gate codes, inspections and other issues. Plus, if an owner owns 3 or more properties at the same address, I am already set up to go to the 3 mandatory Crime Watch meetings in order for the owner stay in compliance with the City of Dallas to get their yearly certificates that is necessary to have.
